Our Investment Criteria

We are actively looking for new investments opportunities in different Asset Classes across Germany, both Core and Opportunistic, and would consider Asset as well as Share Deals. Our focus is continuously on finding attractive investments offering a good mix of stability vs risk and priced appropriately.

  • OFFICE

Core

  • A, B and C cities
  • Minimum population of 250,000
  • Good micro location
  • Preferably single-tenant
  • Fully rented or low vacancy
  • Long stable rental contracts, at least 8 years for single-tenant and 5 years WALT for multi-tenant
  • Transaction size 10-50 million EUR
  • Share deal and asset deal

Opportunistic

  • A and B cities
  • Minimum population of 350,000
  • Good micro location with good transport connections
  • Single-tenant and multi-tenant
  • Short WALT and partially vacant
  • Buildings with asset management and development potential, underrented, capex issues, complex deal structure or expansion reserves
  • Transaction size 5-30 million EUR
  • Share deal and asset deal

  • LOGISTICS /
    LIGHT
    INDUSTRIAL

Core

  • Good macro location
  • Minimum population of 50,000
  • Hesse, North Rhine-Westphalia, Bavaria and Baden-Württemberg
  • Good micro location, industrial area with good transport connections
  • Preferably an anchor tenant with a strong credit rating
  • Fully rented or low vacancy
  • Long stable rental contracts, at least 8 years
  • Transaction size 10-50 million EUR
  • Share deal and asset deal
  • Sale and Leaseback

Opportunistic

  • Big Box or Inner City
  • Good macro location
  • Minimum population of 100,000
  • Hesse, North Rhine-Westphalia, Bavaria and Baden-Württemberg
  • Good micro location with good transport connections
  • Single-tenant and multi-tenant
  • Short WALT and partially vacant
  • Buildings with asset management and development potential, complex deal structure or expansion reserves
  • Transaction size 5-30 million EUR

  • Share Deal and Asset Deal
